How to join and work in Toronto Realestate?

With more and more people relocating to Toronto for jobs and education, there is a demand for skilled real estate agents and brokers in the city. Real estate agents or salesperson not only facilitate the sales for the ‘new’ residents of Toronto but also make it simple for all others who wish to buy or sell properties at good rates.  However, the job of a real estate agent calls for an excellent knowledge of this industry and properties and the ability to assist clients at every stage of the deal. This is why it is important for you to be fully qualified and licensed to work in the real estate profession in Toronto.

As an industry, real estate is fast-paced and constantly evolving. It is an essential element in Canada's economy and the financial lives of Canadians everywhere. Each hour of every day in urban and rural areas across Canada, thousands of real estate sales are negotiated with the help of licensed real estate professionals. That implies millions of dollars changing hands through the skills and knowledge of real estate sales people.

There are several real estate schools in Ontario that prepare an aspiring candidate for a career in the field. The course taken at a school should be completed with a mark of at least 75 percent to be eligible to proceed for the next level. In Toronto and other cities of Ontario, real estate courses can be availed in regular classrooms as well as virtual classrooms.

To apply for the basic salesperson registration education program in Toronto, Ontario, you need to:

  • Have an Ontario Secondary School Diploma or equivalent

Math skills

A basic grounding in math fundamentals, with proficiency in multiplication, division, fractions, decimals and percentages is a skill expected in real estate agents. These are required when measuring structures and land, as well as appraising property and arranging mortgage financing.

Research skills

A practical knowledge of how to locate, read and comprehend legal documents involving property ownership is necessary.



Organization and planning abilities

A confident attitude and firm grasp of personal goals is a desired skill for real estate professionals. Real estate sales do not always go smoothly and registrants must routinely deal with set-backs and disappointments along with successes.

Computer Knowledge

A basic understanding of computer hardware and software is essential. Computers and other electronic devices are typically used in today’s real estate brokerages.

Negotiating Skills

These are a fundamental part of any real estate transaction. A salesperson routinely negotiates on behalf of buyers and sellers to arrive at mutually agreeable terms.

A qualified and licensed real estate agent in Ontario begins his/her career by joining a registered real estate brokerage. Compensation plans and the level of support provided to new salespeople vary from brokerage to brokerage.

It may take quite a while to get the first commission. This can easily be three to four months or longer for residential properties and is longer for commercial properties. First, a property is listed, and goes through the process of being shown to interested buyers. Then, an agreement is drafted, fulfilling any conditions and notifications. Finally, a closing date is set – typically 30 to 60 days later. The commission is paid on closing of the sale.

Any business venture takes a while to get off the ground. The same holds true for a career in real estate. This is why it is prudent to have sufficient capital available to be financially independent for at least first six months. Once the career takes off, a real estate agent can make progress on the journey to become a real estate broker.
