What is required to obtain your real estate license in Ontario

This page will outline the specific course requirements for you to obtain your real estate license in the province of Ontario.

RECO made changes to the education program and now it’s called “Pre-Registration Learning Path” (As of Feb. 2022)

The education program is split into five courses:

  • Real Estate Essentials – this looks at the role of a salesperson and important legal requirements based on the various codes and rules governing real estate in Ontario.
  • Real Estate Transactions – this course looks at the processes involved in listing, buying and selling residential real estate and also begins looking at marketing strategies and real estate contracts.
  • Additional Real Estate Transactions – following on from the previous course, this focuses on leasing and additional property types such as condos, new homes and rural properties.
  • Commercial Real Estate Transactions – this course looks at the processes involved in buying, selling and listing commercial properties, and the brokering the sale of a business.
  •  Getting Started – this course gives an overview on how to get started with a career in real estate.

A successful career in real estate doesn’t just happen and rarely comes easily. Real estate sales are extremely demanding and a personal commitment to excellence is essential.

Start your journey towards becoming a real estate salesperson.

The Pre-Registration Phase is your first step towards becoming a real estate salesperson in Ontario. You must complete this first phase of the Real Estate Salesperson Program before applying for registration with RECO. This phase comprises of 5 courses, 4 exams and 2 simulation sessions which must be completed sequentially as shown below. You will have a maximum of 24 months to complete pre-registration.

*It is important to note that prior to registering in any given Course, Exam, or Simulation Session, learners must successfully complete the corresponding pre-requisite. For example, prior to registering in Exam 1, a learner must successfully complete Course 1. Similarly, prior to registering in Course 2, a learner must successfully pass Exam 1; and so on.

Those people, like you, who enter the profession will travel a challenging road.  Be prepared to invest time and money in a life-long learning exercise.

Completing required courses is just the beginning of a journey with your courses to obtain your real estate license in Ontario that requires continuing education to maintain your edge and professional credentials. Every two years you will be required to take another 24 hours of courses to ensure you are current and active with the real estate industry.

The market is dynamic, legislation is constantly changing, and new technologies are continuously emerging.  It’s no wonder that knowledge is power in the real estate marketplace.

Personal sacrifices are also a reality. In the heat of negotiations, most buyers and sellers have little regard for the time of day.  You have to be prepared to work long hours, encounter high stress levels, and you will possibly have a reduced social life for the first 5 years you are in the business.  It’s also true that a career in real estate is anything but routine and you are called to action at all times and hours of the day.

Still, successful people in the profession are the first to say it’s a matter of perspective and balance. Trade-offs must be made, but the personal freedom, a satisfying career, and the long-term benefits are well worth the effort.

High-tech Pays Off – In my experience, today’s leading salespeople tend to rely on integrated databases, hand-held smartphones and personal computers, global positioning systems and virtual house tours that can be e-mailed on the spot to clients.  You will have to determine what works the best for you and use it to help your clients and enhance your career!

When you become licensed as a real estate agent and Realtor® in Ontario you will heave learned many skills.  Some of these important skills will include being a mediator between a buyer and a seller, a marketing specialist, especially marketing and promotion of our MLS listings and a key negotiator when it comes to helping our buyers and sellers with the offer.  Many will say that your key task is as simple as you bridging the gap and smoothing out the home purchase process between the buyer and seller.  There is some truth in this, but it’s far more complicated than this.

In order to become a real estate agent and Realtor® in Ontario you will need to know the methodologies of a real estate agent.  As a real estate agent you will gather and process all types of information related to homes and properties and MLS properties for sale and sold in real estate.  When you master the information required and the skills necessary, only then can you become a successful real estate agent and Realtor® in Ontario.

You will also will also need to create the marketing system to attract your clients, create and assemble all necessary documents and information to procure MLS listings and buyer information packages.  You will need to help buyers shop around for a home or suitable property that fits their needs and process the required documents and submit all important materials to the MLS system in your area, lawyers, mortgage companies and your brokerage office.  If you are detail oriented and spend the time on this website and others to research what is required then your question of how to become a real estate agent and Realtor® in Ontario will be answered.

Real Estate Commission Rates and the Truth

This page explains residential real estate commission rates in the GTA, covering the differences between the listing and selling brokerage commissions, the total commission, and whether rates are negotiable. We’ll also explore how commission rates can impact your sale price.

Real estate commissions in the GTA are typically a percentage of the sale price, ranging from 0% to around 5%, with the most common being between 2% and 3%. The total commission is usually split between the listing and selling brokers, with the selling broker typically receiving 2% to 2.5%. These rates can vary and are negotiable, so it’s important to research your options when selecting a listing agent.

Be cautious of ads claiming “2.5% commission” or “1% commission,” as these often refer only to the listing side. The selling commission also needs to be considered in the overall cost. Some listings, known as “mere postings,” may offer minimal selling commissions or a flat fee, leaving you to negotiate with the selling agent directly. Make sure to understand these terms fully.

Commission rates can vary widely in the GTA, and while 2.5% is common, they are always negotiable. Some companies offer discounted rates while claiming full service—be sure to read the fine print and ask for details in writing before signing a listing agreement. Are Commissions Negotiable?

In the GTA and Mississauga, real estate commissions are typically a percentage of the sale price for full MLS services, ranging from 0% to 6% or more. While commissions vary, they are negotiable and can be lower than 5%, depending on the services required.

When listing your property, we can discuss the total commission based on the services you need. Note that other RE/MAX Franchisees and Sales Associates across Canada may offer different rates and services.

Discounted Commissions

Some agents offer discounted commissions, but lower rates may sometimes mean reduced service levels—though not always. Some companies in Mississauga offer full-service real estate at discounted rates, while others may offer varying levels of service for a lower fee.

Be cautious with reduced commission ads, as they may require you to buy your next home through the same agent or broker, buy one of their listings, or take out a mortgage with their recommended lender to qualify for the discount. Always read the fine print carefully.

Sometimes, ads claiming a “2.5% commission” refer only to one half of the total commission, meaning no actual discount. Always verify the terms in writing.

The most important factor in selling your home is the brokerage and the agent representing it, so be sure to research thoroughly. Some marketing services may be omitted, so ask yourself if the savings are worth it. Always do your due diligence before signing an MLS listing agreement.
